We will perform a re-inspection for a charge. A re-inspection is typically done after the buyer (or their bank) has requested repairs and the seller states the repairs have been performed. A re-inspection might be requested if a buyer is remote or out of town, and/or the extent of the repairs are beyond what the buyer is comfortable in assessing without assistance.
We always recommend that repairs be done by a licensed contractor or professional. That way, you are holding a qualified person accountable for the integrity and completeness of the repair. Many times, repairs are done by the homeowner whose primary objective is cost and completing the sale. They may or may not know the proper way to repair something, or use the correct materials. A Re-inspection ensures repairs are done properly.
As with full inspections, a re-inspection will also include a detailed report with pictures, and will target the specific repairs requested.
